What is the transition zone?

The band across the middle of the country (roughly Kansas to Virginia) where summers cook cool-season grass and winters kill warm-season grass — so neither is fully happy. Tall fescue is the usual transition-zone answer: cool-season, but deep-rooted enough to tough out the heat.

What's the most low-maintenance grass?

Warm-season: zoysia and centipede (centipede is nicknamed 'lazy man's grass' for a reason — it wants little feeding). Cool-season: fine fescue and tall fescue ask the least water and mowing. The high-maintenance crowd is bermuda (fast grower, frequent mowing) and Kentucky bluegrass (thirsty).
